			<content:encoded><![CDATA[<p>The annual notice I received from my county (which affects my property taxes) has my home &#8220;valued at&#8221; $161,800. I know for a fact that it would not sell for anywhere near that (might be able to sell it for closer to $140,000 if all necessary repairs were done&#8230;repairs would cost around $5K). I feel I have good reason to appeal this, but I&#8217;m curious if there are any drawbacks to going through the appeal process and potentially lowering the apraised value?<br />
My home is the largest and most updated in the neighborhood (and that&#8217;s not saying much <img src='http://homesappraiser.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> &#8230;all of the recent sales in the neighborhood have been near $130K.</p>

Everything else is ready to go, we&#8217;re just waiting on the appraisal so we can get papers ready to sign and move into our house.  The mortgage company told us they put the order in for an appraisal over a week ago &#8211; how many days does it take before the appraiser actually gets to our house and finishes up his report?  We&#8217;re excited and ready to move forward!
