Now you get to rest for a minute, right? Wrong. Now you have the task of keeping the house in smooth running order. I’m not talking about deciding who empties the dishwasher. I’m talking about keeping the house from falling into ruin. Upkeep is an important job, and it is going to take you some work, but it is worth it. Before I mention the things you can do, I’ll talk about the things you can’t. NAURAL DISASTERS are out of your control, and there is no two ways about. Flood, earthquake, hurricane, tornado, locusts (these should not be a problem), all those fun and news making events. There is no way to prevent them, and most standard home owners insurance doesn’t cover them, calling them Acts Of God. So if you live in places where these things occur, you’ll want to get the extras that your insurance offers you (at a cost, of course) or specialized insurance for these events. It sucks, but if you’ve ever seen footage of what a tornado can do, you’ll realize you want it. Now, the things you can do. First know that water hates your home. Be it the ROOF or the BASEMENT, water wants in. This can cause both structural and cosmetic damage, as well as ruin your belongings. It can also allow mildew and mold to form, causing damage and possible health issues. If your roof has a leak, fix it and fix it fast. If your basement is flooding, get a sump pump or get it sealed or build stilts. Do whatever, but do it. Next we have the wiring. The ELECTRICAL SYSTEM, unless you are Amish is very important to watch because if things go wrong, it WILL burn your house to the ground. It will also shock the hell out of you or your kids if you play around with it not knowing what you’re doing. Unless you have training, get a professional. It not only keeps your home safe but prevents you from looking like a fool who lacked the sense to call a professional. PLUMBING for me is easy: I call someone. I can use a plunger well enough, but aside from that I have no knowledge and considering what can go wrong I intend to keep it that way. For those of you with more know how, plumbing might be less frightening. If your pipes are old, replace them. If they leak, get on it fast as we know water hates your house. If they freeze or make a lot of noise, have a look. If they burst, call someone fast. HVAC SYSTEM. This means HEATING, VENTILATION, and AIR CONDITIONING. Change the filters on a regular basis, and if things are acting up, call a professional. This is some complicated stuff. If your furnace is gas, inspect it yearly. Most gas companies will inspect them for free. Same goes for the HOT WATER TANK. TERMITES. They don’t hate your house. They love it and find it tasty. Keep the wood pile away from the house and call an exterminator on a regular basis to inspect and destroy. They will eat you out of house and home. If you live off the beaten trail, there is also the WELL and SEPTIC TANK. Those are very much things for professionals. It sounds like a lot, and it kind of is. But the idea is for your home to increase in value, or at least stay the same. If you ignore these little things, they will turn into big things and them you are really going to have problems. Since home equity has dropped substantially and will continue to into the unforeseeable future, concerns about new reverse mortgages and existing one have arisen. </p>
<p>In a reverse mortgage, the bank makes payments to the homeowner instead of the homeowner making payments to a bank. To qualify for such a mortgage, a senior must be at least 62 years old and have equity in the home. Retirement savings diminished by stock-market declines are a big reason for renewed interest in reverse mortgages. It gives seniors some breathing room while their retirement holdings become available. </p>
<p>Those who already have a reverse mortgage should not worry about being poorly affected by the housing slump. The terms of a reverse mortgage remain the same through the life of the loan. A line of credit or monthly payments will continue to be available according to the terms of the loan. However, if for those who have not yet taken out a Reverse Mortgage, the declining home values could adversely affect their options. Borrowers may find that their homes are worth much less than they believed, and they may be unable to qualify. </p>
<p>A federally insured reverse mortgage is a good option right now, as it enables senior citizens to take money out of their homes. The number of reverse mortgages backed by the government in March and April rose from nearly 20% since last year. In April alone, the government insured 11,660 reverse mortgages, the highest monthly total since the government-backed program began in 1990. By contrast, the number of new home-equity loans, which similarly allow homeowners to tap the equity in their homes, fell around 70% in the first quarter from the prior-year period, according to Inside Mortgage Finance. </p>
<p>Increasingly, seniors are using reverse mortgages to supplement their retirement savings, which have been decimated by stock-market losses. At the same time, more seniors now qualify for a reverse mortgage since Congress in February raised the maximum home value that seniors can borrow against to $625,500 from $417,000. The bill also capped reverse-mortgage origination fees at 2% on the first $200,000 and 1% on any amount over that, not to exceed $6,000. </p>
<p>Though the FHA doesn&#8217;t make any loans, it insures lenders against any losses on federally insured loans, called Home Equity Conversion Mortgages. No one can fully predict the full extent of loss in the reverse mortgage business, but the Department of Housing and Urban Development recently asked for nearly $800 million in taxpayer money next year to counter deteriorating home prices. It is the first taxpayer subsidy in the 20-year history of the program. </p>

			<content:encoded><![CDATA[<p>According to foreclosure news in a number of states, the prices for foreclosed properties are still dropping despite the presence of some positive economic indicators in several states.  Some experts suggest that investors and other home buyers can delay their purchase a little bit if they are planning to acquire  foreclosed homes.  At least five states have experienced  substantial decreases in foreclosed property prices during the period between July and August 2009.  These five states, according to foreclosure news, are Kansas, Alaska, Maryland, New York, and Idaho. </p>
<p>According to foreclosure news, the average home price in the state of Maryland has dropped by more than 3.6 percent from $188,988 to $182,125 for the above-mentioned period.  Meanwhile, the average value of homes in Idaho has dropped to $147,341 from $154,114 for a decline of 4.4 percent.  In Alaska, the average home value declined by more than 4.5 percent from $217,289 to $206,921.  A drop of more than 4.5 percent also occurred for the average price of properties in the state of New York from $287,861 to $274,026.  And in the state of Kansas, the average value of homes fell by more than five percent from $81,069 to $76,660. </p>
