It depends entirely on the county in which you live – it could be close or way off.

They are usually way off, especially if the home was owned by the same party for more then a couple of years. The 2 figures are not related to each other, the tax assessment is not even taken into account for an appraisal.

As the other posters said every tax district has their own formula for the appraised value of a home. The best place to get the actual value is to go to your county’s recorder of deeds office and look up what similar homes have been selling for.

It really depends on the particular formula the county uses to assess your home. And no I don’t thik that they can be really close. There are too many varibles to look at that a formula doesn’t take into account. For instance…. A house down the street from me is on the market of $299,000.00 The house next door to me has fire damage, needs a new roof, has windows that is borded over… amoung other things… It is no where near the value of the $299 K house per sq foot But the county formula for figuring tax rates won’t take that into account.

It may be and then again it may not be. It’s different in all area’s in today’s ecomonic situation. Assessed value is for the municipalities to charge you taxes. Current market value or appraised value is what it can potentially sell for on the open market. Two different things. And I wouldn’t believe Zillow of Realtytrac information.

There is no such thing as a website that has been in your house, knows the market intimately and can give you an honest answer as to what your home is worth in today’s market. Contact a local Realtor or hire an appraiser for truly accurate information.
