I would like to do anything I can within the next week to make my home value the most it can without putting a bunch of money into it.

    Two answers:
    1. – If you are looking to refinance and you are trying to increase the value, forget it. Way too many factors go in to determining the value of your home. Your neighborhood, comparable sales, how long a house sits on the market, the foreclosure market in your area, to name a few.
    Nothing you can do short of an addition will add value. Don’t waste your time. The appraiser won’t add value ifthe paint is fresh or the grass is cut. He can’t. On the other hand, if you have any part of the house in bad need of repair or under construction, DON’T LET THE APPRAISER SEE IT! That will destroy your chances of getting a loan.
    2. – If you are putting your house on the market what you want to do in increase the “marketability” not the value. Again the value is pretty much set. You need to get a buyer to want your home over the other 12 on your block. Now there are some things you can do.
    First impressions are lasting ones. When a person drives up to your home what do they see? Make sure it’s neat, grass is cut, etc. Inside nothing warms up a house like a fresh coat of paint. When someone is comming to see the house, open the drapes and let the sun shine in. If it’s dark out, turn every light in the house on. Go into the kitchen and put a pot of water on the stove with cinnamin in it. What a great smell! Make your house as comfortable and appealing as possible. You want a potential buyer to feel like they can make your house a home.

    You can’t do anything that cost no money or little money that will add value to an appraisal. Just make sure your home and yard is clean and in average condition and you will be fine. If you have a dog, make sure you clean up the poo, it really pisses off an appraiser to step in it when he is measuring the house, you can make sure he has access to all sides of the house without having to climb through the bushes or over all the thing people have on their porch or decks and along side of the house. If he has to fight all of your personal items just to measure the house it will not affect the appraisl value but it sure will make him a happier appraiser. The only way to increase the value is to do major updating or adding Sf. Also remember if its for a refi or purchase, even if you pay him for the appraisal he can not give you a copy or dissucss the appraisal with you. He can only dissucss it with the client (the person or lender that ordered the appraisal) this is USPAP mandated by Federal law. Hope this helps
