is there a way for canadians to get a free home appraisal? Are there any online sites where that can be done? Is there a way that exists for it to be done?

    Appraisals are generally not free, as the appraiser is taking on quite a bit of liability when coming up with a value for your home. If he/she is incorrect on the value, they could potentially lose their license or be sued by you or someone else.
    From a Realtor you can get a BPO, which is a Broker’s Price Opinion, for free, but this is not an official appraisal, and therefore not actionable in the case of a mistake.
    Good luck, and remember, if you are purchasing a home, and cannot afford an appraisal, maybe you should be waiting to buy until you’re in a little better financial position. Last thing you need to happen is an unforeseen expense a few months into owning your home and next thing you know you’re back in the same position as now, except with a foreclosure on your record.

    Yep – a real estate agent will do it if you’re thinking of selling or if you are applying for a loan the bank will send someone out to do it.
